Wall ties hold the inner and outer leaves of a cavity wall together. Many properties built before the 1980s used galvanised steel ties, and over time the protective coating breaks down and the steel begins to rust.
As ties corrode they expand, which can crack the mortar joints and push the outer brickwork out of line. In other cases the ties loosen or simply weaken until the outer leaf is no longer properly supported. Left untreated, bulging walls can lead to the outer wall collapsing.
